Brief

Diliberto Real Estate Services, LLC was hired to auction a prime multi-family development parcel in Orland Park. After languishing on the market for some time, the development property wasn’t generating as much interest as the seller would have liked. Therefore, he brought us on board to execute a 6-8 week auction campaign. DRES reinvigorated interest in the parcel and sold the property within the given timeline for a price higher than what it was listed for during its conventional sale.

Results

The subject property was a 24,000 SF waterfront lot in the exclusive Fountain Hills subdivision within Orland Park. Minutes from I-355, this lot was zoned R4 for 16 apartments, or 16 condos, or approximately 6 townhomes.

Diliberto Real Estate performed accelerated marketing and achieved success with a structured sale within 6 weeks. The auction attracted several prominent builders and developers not just from the SW suburbs, but from across the Chicagoland area. Given its vibrancy and recent rise in economic success, Orland Park has become an ideal suburb for multi-family and single-family development. We used this information to our advantage and generated strong interest in the development parcel to conduct a successful sealed bid auction.
